Inspections

Frequency of inspections

A walkthrough inspection or an initial inspection is done alongside the tenant to agree on the condition of the building and grounds at the beginning of the tenancy agreement.

Inspections will then be carried out every 12 weeks for the duration of the tenancy.

A Final Inspection is required prior to the return of the tenants bond.

What to expect during an inspection

All internal and external areas will be inspected and photos will be taken of the condition of the buildings and grounds.

Tenants will be given the opportunity to express concerns and to identify any issues.

You don't have to be there, but we would prefer if you were.

Relevant Laws

Inspections are only allowed between 8am and 7pm in most houses.*

At least 48 hours notice must be given and no more than 14 days.

If we see an issue

If the onus is on the tenant, they will be given 14 working days to rectify the issue, with another inspection following that time.

If the onus is on the owner, WPM will contact them for approval on repairs and installations.

Water-Related Problems

Please inform us of any drainage problems, water heat or pressure problems, signs of problems with septic tanks, leaks in the building, build-ups of water on the grounds, or any water-related concerns.

Mold, Mildew, and Condensation

Mold, mildew, and condensation can all lead to problems for both your whare (house) and whanau (family).

Air your home regularly either by using a ventilation system or by opening all windows and doors for 10 to 15 minutes each morning.

Pests

Be sure to keep all trash and rubbish in appropriate containers to not invite pests in.

Report pests only when their presence defies logical explanation.

Modifications to Building/s or Grounds

All modifications must have pre-approval from the owner, and must be done to a professional standard.

It also needs to be returned to the original condition upon exiting the property or ending the tenancy (at the expense of the tenants).

 

Responsibility of Tenant

Pay Rent on time, in full.

We advise our tenants pay rent 2 weeks in advance to give them time to catch up if needed.

Look after the buildings and grounds

Do's

  • Clean building and grounds regularly

  • Enjoy your life with your whanau

  • Invite friends or family over for a short stay

  • Inform us of any repairs that need doing

Don'ts

  • Damage the buildings or grounds

  • Disturb the lives of others or break any laws

  • Exceed the maximum occupancy agreed upon

  • Stop paying rent until repairs are carried out

As the tenant, you are responsible for...

The disposal of rubbish and abandoned goods

Ensuring the smoke detectors are functional

The behavior of any guests on the property

The repair or replacement of broken windows

Pay for your own utilities

While we may be able to help you to organize necessary utilities, you are expected to pay for installation costs and recurring bills.

On exiting the tenancy agreement...

Leave the property clean and in it's best possible condition.

Return all keys and leave all items which were supplied with the property (such as furnishings).

Responsibility of Property Manager

Facilitates all transactions and communications between the tenant and landlord.

Facilitate necessary cleaning, repairs, installations, modifications made to buildings/grounds.

Provide gutter and chimney cleaning as necessary

Ensures buildings/grounds are up-to-code with Healthy Homes Standard for those leases or renewals since July 2021.

Responsibility of Landlord

Ensure the buildings/grounds are in livable conditions with all necessary amenities.

Ensure building/grounds are in conformity with all building, health, and safety standards

Inform the tenant if the property is put on the market to ensure the tenant and their whanau have time to find appropriate accommodation.

Handle any abandoned goods left on the property by previous tenants.

Hire an agent if they are going to be out of the country for more than 21 days.

Responsibility of All Parties

Ensure tenancy agreement is in writing and all relevant parties have signed

Keep all contact details up to date and ensure ease-of-communication to the best of their abilities

Not change locks without agreement from all parties

Bond

Bond is x weeks rent, and is handed over to the tenancy tribunal for the duration of the tenancy agreement.

The funds that make up the bond are to be used to repair or clean the property upon the tenant exiting the agreement.

If the house is left in adequate condition with no repairs needed the bond will be returned in full.

Rent

Rent will be the agreed amount stated on the tenancy agreement, although this is subject to going up once per year..

The landlord must give the tenant 60 days notice before increasing rent.

Rent can also include additional services provided by WPM such as lawn mowing.

Rent Arrears

Rent will be expected on the same day each week, with one day grace given to account for the differing transaction times between banks.

Once in arrears, the tenant will have 14 days to pay the owed amount in full.

Going into arrears 3 times in a 90 day period is an evictable offence.
